Visit of the property
The visit of the property allows for an assessment of the environment and an evaluation of the general condition of the building and its apartments and any necessary renovations.
Preliminary examination
We analyse the minutes of the meetings of co-owners. These minutes reveal defects, problems, renovation projects and the general history of the apartment building in general. We examine the accounts, the structure of the charges, the situation of the renovation fund, the regulations, the extracts from the land register and the existing lease contracts.
Negotiation
We examine and prepare all the necessary aspects of the negotiations and draw up a strategy, to secure the property at the best price.
Financing
We find the financial institution that offers the best mortgage interest rates, the lowest amortisations and the most appropriate loan term and equity ratio. We work with our own network of financial institutions, as well as with our partner MoneyPark.
Acquisition
The taxes, duties and procedures relating to the acquisition of a property are specific to each canton. We carry out all the administrative steps necessary for the acquisition of the property.
Search and installation of tenants
We advertise the property, organise apartment visits, screen prospective tenants with regard to their personal and financial situation, prepare the lease and deposit contracts, and finally hand over the keys. For properties already rented, we transfer the lease contracts.
